Rules and conditions
The tenant is responsible for all ordinary maintenance of the property.
In the event of malfunctions or breakdowns affecting common or private parts, the tenant must arrange the repair and simultaneously inform the owner, in order to agree on how the work will be carried out.
Any requests for intervention addressed to the owner will be handled directly by the latter, who will resolve the issues, promptly providing information on costs and any charges.
For extraordinary maintenance works, as provided by the Civil Code, the owner will bear the expenses, using maintenance workers or appointed staff.
Relations between landlord and tenant are governed by the lease agreement and the Civil Code, and communications must be sent to the email address imm.mg.salvini@gmail.com .
Pursuant to art. 1576 of the Civil Code, the costs for the upkeep and maintenance of appliances and furniture are borne by the tenant. Only in the event of replacement due to proven impossibility of repair will the costs be borne by the landlord.
