No subrogation, withdrawal or suspension of the contract is allowed, including any health reasons (COVID-19 or others), rationing of gas and electricity, wars, etc.
Early termination of the contract can only and exceptionally occur in the presence of serious and proven reasons, as established by law no. 431 of 1998, with six months' notice, to be communicated by registered letter. If the tenant does not provide adequate justification for the termination of the lease contract, the landlord will be entitled to request payment of all rents until the natural expiry of the contract, in addition to compensation for damages resulting from early termination.
Any unilateral act is not permitted, and any modification of the contract must be approved and agreed upon in writing.
To terminate or renew the contract, you must notify it by registered letter with return receipt, with 3 months' notice before the natural expiry of the contract.
